Mohali is where most of the Tricity's new construction is happening. GMADA sectors, Aerocity, IT City and the Airport Road belt have brought in apartments, plots and independent floors at a range of budgets that Chandigarh simply cannot match anymore.
The catch is that delivery timelines and approvals vary a lot between projects. I go through which sectors are actually built out and occupied, and which are still plans on paper, before you commit.

What buyers ask most often about Mohali.
Aerocity is further along in development with more occupied houses, so it is lower risk and already priced for it. IT City is closer to the offices and still building out, so entry is cheaper but you should plan on holding it longer.
Kharar gives you the lowest per-square-foot entry in the Mohali belt and rents reasonably. Check the builder's delivery record and the approval status of the specific project — that varies far more in Kharar than in GMADA sectors.
RERA registration, the approved layout, the builder's past delivery dates, the payment plan, and exactly what is covered in the quoted rate versus charged extra. All of this is checked before you pay the booking amount.
