Chandigarh is a planned, sector-wise city, so what you pay depends heavily on the sector, the road it sits on and whether the plot is corner or park-facing. Supply is limited — there is very little new land — so most deals here are resale kothis, builder floors and commercial units changing hands.

What buyers ask most often about Chandigarh.
A full kothi gives you the land share and better long-term appreciation but costs several times more. A builder floor gets you into the same sector at a far lower entry price, which is why most first purchases in Chandigarh are floors.
Sectors around PGI, Panjab University and the Industrial Area tend to rent out fastest because of steady student and staff demand. Premium northern sectors appreciate well but usually rent at a lower yield.
